Investment Strategy

Intercapital Property Development REIT adheres to the philosophy of the clean buy-build-sell business model. In this way, the company maximizes the possibility of profit remaining for the shareholders. In addition, the Law on Special Investment Purpose Companies obliges REITs to distribute to shareholders at least 90% of the annual profit in the form of a dividend. This shortens the time range from the time of making the investment to the start of its return for investors. The strategy of Intercapital Property Development REIT envisages the construction of holiday complexes with potential for further development and demand. The company avoids investments in redeveloped resorts. For that reason, the village of Aheloy and k.k. Borovets were chosen for the two active projects.

In carrying out its activities, the Company uses the services of the following Service Companies:

“Marina Cape Management” LTD – a subsidiary of ICPD (100%), “Aksakov” Street 7a, Sofia, Bulgaria. Together with “Project Consult”, both companies are maintaining the ICPD real estates.
“Optima audit” SA, “G.S.Rakovsky” Street 76, Sofia, Bulgaria. “Optima audit” carries out the accounting of ICPD.
Marina Cape Tour” LTD, “Aksakov” Street 7a, Sofia, Bulgaria. “Marina Cape Tour” managing the vacation complex Marina Cape in Aheloy.
“Dobi 02” LTD, “22 Septemvri” Street 8, Sofia, Bulgaria. “Dobi 02” is the main appraiser of ICPD’s real estates.

ICPD has used the services of “Yavlena-Impact” LTD, Bourgas, Bulgaria, which was recommended from the bank, crediting the Company for real estate purchases. Besides, ICPD has used in the past the services of “Consultancy house Amrita” LTD, Sofia, Bulgaria.

For the building of the complex “Marina Cape”, ICPD has used the services and will continue to use the services of the following companies:
“Midia Group” SA – for the construction works.
“Vodokanalstoy” LTD – for the projection and supply of drains and water-main.
“Telelink” SA - for the building of the low and high current installations.
“Nikmar” LTD – for supply of terracotta, gress tiles and other ceramic products.
“Niconsult” LTD – for projection of buildings.
“Consult Engineer Group” LTD – for independent construction control.

The Consultant for the Investment strategy of ICPD, its capital structure and financing, is IP “Intercapital Markets” AD, “Dobrudja” Street 6, Sofia, Bulgaria.

The auditor for the account records of ICPD is Boiko Marinov Marinov with audit license №169.
